26 homesites among the live oaks west of Austin, Texas, on land that falls gently toward two spring-fed ponds. We held the biggest oaks and set the homesites to the shade rather than the road, so most homes face their own stand of trees. Dark-sky lighting keeps the Hill Country nights intact.
